Buying a property is likely to be the largest financial investment you will ever make. The RICS, solicitors and mortgage lenders recommend that buyers obtain a survey report before purchasing a property.  The mortgage lender may undertake a valuation, but this is generally for their internal use and is not a detailed report on the condition of the property.

An independent and comprehensive survey carried out by a qualified Chartered Surveyor will provide you with the information you need to make an informed decision. This will give you the confidence to proceed with the purchase of your property by highlighting potential risks and unforeseen expenditure with the property. We offer the following types of surveys:

RICS HOME BUYER REPORT

This service includes a thorough inspection of the property and a report providing detailed information about the condition. It gives advice on defects that may affect the value of the property, repair issues and ongoing maintenance advice.

 This survey is generally suited to modern properties and smaller older properties in good condition which are of traditional construction.

 The report will also highlight matters that need to be referred to your Legal Adviser. It usually contains a market valuation that indicates whether the property you are buying is good value for money together with a reinstatement value for insurance purposes.

 The report is written in an easy to understand format highlighting what action is needed prior to purchase. This will give you all the information that you need as a purchaser to buy your property with confidence.

RICS BUILDING SURVEY

The RICS Building Survey is the most detailed type of report we produce and is often tailored to the clients specific requirements. This survey is particularly suitable for larger, older properties of unusual construction or where renovations/alterations are planned.

 The report has more technical information than a Home Buyers report about the method of construction, condition, defects, repair issues, the performance of materials and ongoing maintenance advice. The report does not usually include a valuation or reinstatement value, but these can be provided as an additional service.
